Your Final Walk-Through To-Do List

Your Final Walk Through To Do List

The final walk-through is one of the most important steps before closing on a home. It’s your last chance to ensure that everything is in order and that the property is in the agreed-upon condition. To make the most of this opportunity, here’s a final walk-through to-do list you should follow:

Check Repairs If the seller agreed to make repairs based on the home inspection, ensure those repairs are completed as promised. Ask for receipts or warranties for any work done, and verify that repairs were performed to your satisfaction.

Test Appliances Turn on major appliances like the stove, dishwasher, refrigerator, and washing machine to make sure they’re working. If appliances were included in the sale, confirm they’re in the condition you expected.

Inspect Plumbing Test all faucets and showers to ensure proper water pressure, and check for leaks. Flush the toilets to ensure they work, and check under sinks for any signs of water damage.

Check Electrical Systems Flip every light switch and test outlets with a phone charger to make sure the electricity is functioning properly throughout the home. If the property has any alarm systems or doorbells, test those as well.

Inspect Windows and Doors Open and close all windows and doors to make sure they’re not stuck or damaged. Ensure that locks function properly and that there are no gaps around windows or doors that could lead to drafts.

Examine Floors, Walls, and Ceilings Walk through the entire house and check for any new damage to floors, walls, or ceilings that may have occurred since your last visit. Pay close attention to any cracks or water stains.

Test HVAC System Ensure the heating, ventilation, and air conditioning (HVAC) system is working properly. Test both the heat and air conditioning to confirm they operate as expected.

Review the Exterior Walk around the exterior of the home to ensure that landscaping, gutters, and any outdoor structures (like a shed or deck) are in good condition. Check for any damage to siding, roofing, or the foundation.

Verify Contract Terms Review the contract and ensure that any items included in the sale, such as window treatments or fixtures, are present and in good condition.

Check for Debris The home should be free of the seller's personal belongings and debris. Ensure that the property is in move-in-ready condition.

By following this final walk-through checklist, you’ll avoid any surprises and feel confident that the home is exactly as agreed upon before closing the deal.
